What does property management involve?

Handling the parts of owning a rental that take time: tenant screening, rent collection, maintenance coordination, lease administration and inspections. The point is that operations run without the owner being on call.

Why should I hire a property management company?

It saves you time, removes the day-to-day stress, and puts professional experience on tenant relations and maintenance. You keep the income and the decisions.

How do you find and screen tenants?

Background checks, credit checks, employment verification and rental history review, plus reference calls. The aim is a reliable tenant who looks after the property and pays on time — screening is where most landlord losses are actually prevented.

How do you handle maintenance and repairs?

We hold a network of trusted contractors and trades across Windsor. Tenants report issues through the maintenance request form, work is assigned, and the owner is not the one chasing a plumber.

How do you set the rent for my property?

Market analysis against comparable rentals: location, size, condition, amenities and current demand in that specific neighbourhood. The goal is the highest rent that still fills the unit quickly, because a long vacancy costs more than a small rent difference.

How often do you inspect the property?

At least twice a year on a standard tenancy, and every two months on student and rooming house rentals, where turnover and wear are higher.

How does rent collection and financial reporting work?

We set up the payment method, track what arrives, and issue late notices when they are needed so arrears are handled on a schedule. You get statements covering what came in and what went out.

What happens if a tenant has to be evicted?

We follow the legal process — the Landlord and Tenant Board paperwork, the filings, the hearing dates, and the coordination that follows — so the tenancy ends properly rather than expensively.

Do I still control my property if you manage it?

Yes. You keep ownership and make every major decision. We handle the day-to-day, report regularly, and consult you on anything significant.

Short-Term and Airbnb Management

What is short-term rental management?

Running a furnished property listed on platforms like Airbnb: guest communication, check-ins, turnover cleaning, maintenance, and pricing the calendar so it books.

How do you handle guest enquiries and check-in?

We answer enquiries, handle booking requests, and coordinate arrival — instructions, key exchange or digital access — then stay reachable through the stay.

Who manages cleaning between stays?

We arrange professional cleaning between guests and handle maintenance as it comes up, so the property is ready for the next booking rather than after it.

How is pricing set?

Against demand, seasonality, local events and competitor rates, rather than a flat nightly rate all year.

Can I still use the property myself?

Yes. We block dates around your own use whenever you need them.

For Tenants

How do I report a maintenance problem?

Use the maintenance request form. Give us the address, what is wrong, and when you are home — the more specific, the faster it gets assigned.

What counts as an emergency?

Anything unsafe or actively causing damage: no heat in winter, a burst pipe or flooding, no water, an electrical hazard, or a fire or gas smell. Do not use the form for those. For fire or a gas smell, call 911 and Enbridge first, then call us on (226) 774-0688.

How do I apply for a rental?

Through the rental application form. One application per adult applicant. We do not ask for your Social Insurance Number or date of birth — neither is needed to screen a tenancy.
